How Edge Shore Spaces collects, uses and protects personal data, and the rights available to you under the General Data Protection Regulation.

1. Who we are

Edge Shore Spaces Sociedade Unipessoal Lda ('Edge Shore Spaces', 'we', 'us') is a Portuguese company with registered office at R. Machado dos Santos 11, 2B, 2410-128 Leiria, Portugal, holding real estate mediation licence AMI 27017.

We act as data controller for the personal data described in this policy. Company tax number (NIF): 518910121. Contact email for data protection matters: contact@edgeshorespaces.com.

2. Personal data we process

We process the personal data you provide to us and data generated through your use of this website.

  • Identification and contact data: name, email address, telephone number, country of residence.
  • Enquiry data: the nature of your request, preferred locations, budget, property type, timeline and any message you send us.
  • Property owner data: property location, type, size, current status and desired management arrangement.
  • Technical data: IP address, device and browser information, and pages visited, where collected through the website or analytics tools.

3. Purposes and legal bases

  • Responding to your enquiry and providing the services you request — performance of a contract or steps prior to entering a contract (Art. 6(1)(b) GDPR), or your consent (Art. 6(1)(a)) where given.
  • Real estate mediation, property management and related services — performance of a contract (Art. 6(1)(b)).
  • Compliance with legal obligations, including those applicable to licensed real estate mediation and anti-money-laundering rules — legal obligation (Art. 6(1)(c)).
  • Maintaining and securing the website — legitimate interests (Art. 6(1)(f)).
  • Sending commercial communications, where applicable — your consent (Art. 6(1)(a)).

4. Recipients and transfers

We may share personal data with qualified professionals and service providers where necessary to deliver the services you request, including lawyers, accountants, notaries, contractors, letting platforms and IT service providers. Each acts either as an independent controller or as our processor under a written agreement.

Where personal data is transferred outside the European Economic Area, we rely on an adequacy decision or on appropriate safeguards such as the European Commission's standard contractual clauses. Current categories of recipients are: our IT, hosting and email providers; Meta Platforms Ireland Limited where you contact us through the WhatsApp widget; and, where an engagement proceeds, lawyers, accountants, notaries, contractors and letting platforms instructed for your matter.

5. Retention

We retain enquiry data for as long as necessary to respond to and follow up on your request, and thereafter for the periods required by applicable Portuguese commercial, tax and real estate mediation legislation. Specific periods: enquiries that do not lead to an engagement — 2 years from the last contact; mediation and management contracts and related accounting records — 10 years, as required by Portuguese commercial and tax law; anti-money-laundering identification and transaction records — 7 years from the end of the business relationship, under Law no. 83/2017; consent records — for as long as the consent is relied upon and 5 years thereafter.

6. Anti-money-laundering obligations

As a licensed real estate mediation company, Edge Shore Spaces is a covered entity under Portuguese anti-money-laundering and counter-terrorist-financing legislation (Law no. 83/2017, of 18 August). Where a transaction proceeds, we are legally required to identify and verify clients and beneficial owners, to keep records of that identification and of the transaction, and to report suspicious operations to the competent authorities. This processing is carried out to comply with a legal obligation (Art. 6(1)(c) GDPR) and the resulting records are kept for 7 years.

7. WhatsApp chat widget

This website offers a WhatsApp contact widget. Selecting it opens a conversation in WhatsApp, operated by Meta Platforms Ireland Limited. The widget itself sets no cookie and transmits nothing until you choose to open it.

Once a conversation is opened, the content of your messages, your WhatsApp profile name and your telephone number are processed by Meta as an independent controller under its own terms and privacy policy, and by us as controller in order to answer your enquiry (Art. 6(1)(b) and, where applicable, Art. 6(1)(a) GDPR). Meta may transfer data outside the European Economic Area under the European Commission's standard contractual clauses. Please do not send sensitive personal data or identification documents through WhatsApp; we will request those through a secure channel where necessary.

8. No data protection officer

Given our size and the nature of our processing, we are not required to appoint a data protection officer under Article 37 GDPR and have not appointed one. All data protection matters are handled directly by the company's management, contactable at contact@edgeshorespaces.com.

9. Automated decision-making

We do not carry out automated decision-making or profiling within the meaning of Article 22 GDPR. No decision affecting you is taken solely by automated means.

10. Your rights

Under the GDPR you have the right to request access to your personal data, rectification, erasure, restriction of processing, data portability, and to object to processing carried out on the basis of our legitimate interests. Where processing is based on consent, you may withdraw that consent at any time without affecting the lawfulness of prior processing.

To exercise these rights, contact us at contact@edgeshorespaces.com. You may also lodge a complaint with the Portuguese supervisory authority, Comissão Nacional de Proteção de Dados (CNPD). Complaints concerning our real estate mediation activity may also be addressed to IMPIC — Instituto dos Mercados Públicos, do Imobiliário e da Construção.

11. Security

We apply appropriate technical and organisational measures to protect personal data against unauthorised access, loss or alteration, taking into account the nature of the data and the risks involved.

13. Changes to this policy

We may update this policy from time to time. The version published on this page is the version in force.
