The content of this website is provided for general information. Property information, including descriptions, measurements, images, prices and availability, is indicative and does not constitute an offer, a contractual commitment or a warranty of any kind.

Any listings marked or presented as sample or demonstration content do not represent properties available for transaction.

3. Scope of services

• Edge Shore Spaces is a real estate mediation company licensed under AMI 27017 and supervised by IMPIC — Instituto dos Mercados Públicos, do Imobiliário e da Construção.
• Edge Shore Spaces provides real estate mediation, property letting and operation, property management and relocation coordination services.
• Edge Shore Spaces does not provide regulated legal, immigration, tax, financial or investment advice. Where such expertise is required, we coordinate with qualified independent professionals.
• No projection, yield, occupancy level or investment return is promised or guaranteed at any point on this website.
• The specific scope, fees and duration of any engagement are governed by a separate written agreement.

All content on this website, including text, photography, graphics and the Edge Shore Spaces name and marks, is protected by intellectual property rights and may not be reproduced, distributed or used commercially without prior written permission.

5. Third-party links and messaging services

This website may link to third-party websites and messaging services, including the WhatsApp chat widget operated by Meta Platforms Ireland Limited. We do not control and are not responsible for the content, availability or practices of those services. To the extent permitted by applicable law, Edge Shore Spaces excludes liability for any loss arising from reliance on information published on this website, or from its temporary unavailability. 7. Complaints

Complaints relating to real estate mediation activity may be submitted to us directly at contact@edgeshorespaces.com, and to the competent regulator: IMPIC — Instituto dos Mercados Públicos, do Imobiliário e da Construção.

Consumers may also submit a complaint through the national complaints platform at www.livroreclamacoes.pt. For the alternative resolution of consumer disputes, IMPIC acts as the sector authority for real estate mediation and maintains the list of competent arbitration and mediation entities, in accordance with Law no. 144/2015, of 8 September.

8. Governing law and jurisdiction

These terms are governed by Portuguese law. Subject to any mandatory consumer protection rules, the courts of Leiria, Portugal shall have jurisdiction over any dispute arising from them.
